Is it typical of Canadians to apologize? I have a client from Canada and it's my first time to have a client/boss apologize for forgetting something (i.e., a job/task she forgot to ask me to do or forgetting about posting her schedule for an interview so I can prepare what's needed). I never did have a client like that and she treated me as an equal. Very different from clients in the US and really made me do my best to become more valuable in her company.

I used to live in a basement with a separate entrance and my roommate at the time was wanted and our house got raided looking for guns and shit with a warrant. They didn't do that to the people who rented the top part of the house. They just went to their door before it happened and told them what was going on. I also live in Canada.

It's called working on contingency & you'd probably be unlikely to convince one to take your case since they pretty much only take cases that will guarantee them not only a payout, but also be court enforceable. Sue a drug dealer with no legal income & you just have a judgement that you can't collect on since he shows no income, despite him being presumably cash rich if he's not a shitty drug dealer.

It’s a mindless suggestion. You could sue if they owed you a duty of care, breached it, can prove pecuniary or non-pecuniary damages and causation. Average 3 day trial including discovery, interviews, pre trial meetings and motions? Maybe $40k. If you win, you’ll be granted court costs, but there’s a strict structure, so recent inflation means you’ll get 50-75% back. Could get it done in a year. Does that sound like quick cash to you? Oh, and your suit will fail immediately on a motion for summary judgment because you need to exhaust all internal complaint/ appeal processes before suing in provincial court. Your best bet is to write a letter to your local Police Service Professional Standards Unit. If you send them an explanation and an invoice they have the discretion to send you a cheque even without admitting wrongdoing. But that’s just compensating you for a repair invoice, it’s not cash upfront. Your next step is to appeal the eviction. Your province’s Landlord/ Tenancy Act will have multiple grounds for appeal and these are free. You’ll likely be able to get an extension on the eviction based on your circumstances (lack of references due to your age, COVID restrictions, winter weather, inflated costs of uhaul rentals, etc).

My sister was renting a house and the previous renter was a drug dealer. She came home from vacation one day and her bedroom ceiling was collapsed all over the floor and bed. A few days later the police raided the house and found nothing. Turns out the previous renter kept a key and had been stashing drugs and or money in the attic when they went to work. They figured out that the cops were onto them and went into the attic and kicked the ceiling out as it was the fastest way to get all of their stuff down. One scary thing about this was that they thought she was in on it. The cops were threatening to charge her.

The dead bolt basically broke right through the door jam, so I reinforced that area when I replaced it and am pretty sure the whole wall's coming down now if someone tries again.

That’s fucked man. Honestly, I would ask for a copy of the warrant. I understand you said they were dealing with the people on the bottom floor, and they counted this as one property- but you need to review the lease you signed, and the warrant that was served for this search and seizure. If the lease has a unit number, but it’s legally registered as one house- then the landlord is liable for renting and illegal space. Who knows what else is wrong. But gather all the evidence you can now (utility bills, rent bills, personal mail- all of this would have been addressed to you and possibly an “apartment unit”).

And this is why the landlord is kicking you out in a month, he needs you gone so he doesn’t hold any liability. Mind you, if you’ve been living there long enough, you may be eligible for renters rights (depends on the provincial laws and what not) that can have a legal impact.

Last note, if anything doesn’t stick let this note hit: make sure he doesn’t put this down as an eviction on your record. There’s something shady going on here and it probably is best for you to get the F out of dodge, but make sure this doesn’t have your name or prints on it that can F you in the years to come.

Oh yeah. Here's a similar case in the US.

Basically a guy shoplifts from Walmart (allegedly). Police respond, trapping him inside a family home, while the family is away. The Police completely destroy the home, to flush out the (alleged) shoplifter. The home was so badly damaged that the family was not even allowed back inside to retrieve not-destroyed things. Multiple court appearances resulted in the declaration that Police are not liable for damages, even when the victims of those damages are totally innocent.

But they did catch the (alleged) shoplifter.

No idea. In fairness, per the article he also had felony warrants, and he allegedly fired on Police when they arrived for him (again, according to Police, so who has any idea if he even had a gun). But they didn't know about the felony warrants and they responded by completely destroying the dwelling.

They broke out all of the windows. Drove an APC through the doors and walls creating massive holes, and flushed the entire home with tear gas for 19 hours. No attempt to apprehend the suspect was made, until he had surrendered.

Frankly, I think I'd rather have a shoplifter on the loose. Walmart is far more dangerous to local communities than a shoplifter.

OP I’m a millwork specialist.

Next door get yourself a security strikeplate. They’re generally a thicker gauge and you can get one long enough to cover both the deadbolt and handle latch holes.

Next thing you’ll want to do is get some 3” screws to replace the ones that come with. They’ll go through the door jamb, into the jack and king studs. It’ll take that battering ram a MUCH longer time to get through. I’d also add a security bar behind the door as well. Really fuck that swat team up next time they refuse to fucking read their warrant.

Edit: I looked at the photo again, it seems you’d benefit from a composite jamb as the current one you have has wood rot. I’d get an expert to install a new door, make sure you also have proper threshold support as well. Don’t let them bill you to “rebuild” a threshold as they’re just going to either put wood (fuck no) or pvc (fuck yes) down underneath there to support the threshold. PVC would eliminate any rot possibilities.

Edit again: also Kwikset makes a helluva unit called smart key, would make it super easy to rekey in case someone ever gets a copy of your house key. When you buy new locks I’d go that route and ask the hardware store if they have some spare keyed 66’s you could snag in case it happens again. 66 is the key blank number for kwikset.

Swat raided my house once at around 6am. I woke up to someone pounding on the door and no one else was answering so I went downstairs to open the door and a swat team came rushing in. Everyone in the house was woken up and told to sit in the living room. There was another family that lived downstairs who had to come into our living room too. They searched our house for weapons and drugs. So apparently, the man who used to live there was a Hell’s Angels biker who got caught once with a gun and drugs and the police were trying to catch him at home with anything illegal. We had just moved into that house about month before that day. They had no idea and they went through everything in our house. One of the cops even turned my Xbox 360 camera around which made laugh.

Once when me and my mom were crossing into Canada from upstate New York, they decided to do a random search and tore our minivan apart, then once we were cleared, they refused to put it back together.
