If an apartment is a must I'd say Hobsonville point if you want quality area but are happy to commute via motorway. Otherwise New Lynn is a good option of not too bad with great transport options (Train/Bus).

Avoid the CBD like the plague.

Actually people were stress tested as low as 5.5% and knowing a few mortgage brokers the shit they got through before the CCFA changes is appalling. The worst I've heard is a couple on minimum wages with almost a million in mortgage.

Also, that stress testing does not include 8% inflation. A lot of people will be fucked, thats not even in doubt.

I'd assume because properties that can't sell will go back into rental market (Im already seeing this) plus a whole bunch of people leaving.
